When Kuwait property needs a search agent

The job is a brief a person already types. “Three beds in Salmiya under this rent, with parking.” Someone still filters the sheet while the store already has the rows.

Teams ask for “an AI realtor.” That is a portal. This agent queries listings you already keep, cites the matches, and refuses when the scrape is stale or the brief is empty.

What the agent actually does

It starts after the property rows exist. A person names area, beds, budget, and a must-have. It searches the store, returns a short list with the fields you already trust, and stops. It does not call Bayut. It does not invent a building that is not in the file.

AI agents can sit on that ask. The Bayut listing coverage is how the UAE and GCC store got filled. We will not treat one cycle’s neighbourhood list as yours.

This is not the scrape-or-not decision. Scraping is coverage. Asking starts after the row exists. It is also not a saved-brief listing ping. A ping fires when a new match arrives. This job waits for a person. And it is not a Marketplace sold ping. Cars and sofas are a different catalogue.

When we leave the brief with a person

If yesterday’s extract is the last honest file, the agent should say the store is old, not dress it as live. If two sources disagree on the same unit, refuse instead of averaging the rent.

Kuwait desks often ask in Arabic for an English listing page. Name which language the answer may use. Do not let the agent promise a viewing the portal does not have.
